We are a small established independent business with a family of agents throughout Spain offering property services in Spain, all our associates succeed by operating in a family orientated and personalized way and we have been dealing with all aspects of property purchase in Spain since 1973, the many contacts made over the years have helped us to provide a modern friendly and efficient service for our clients
Our agents work with you individually to get it right and help you find your new home in Spain, all of our properties are within 20 to 30 minutes of our local offices and therefore our clients become our friends and neighbours, they are always at hand and are eager to assist you in any way they can, our aim is that all clients are satisfied clients.
Our agents normally DO NOT CHARGE for their assistance unless extra work is requested by the client, the agents fees are generally paid in total by the vendor of the property, however please note that you should allow up to 10% of the purchase price of any property to cover local taxes, solicitors, notary, and V.A.T. (I.VA)
Our Fully Licensed and Registered Offices are centrally located in the various towns and villages and are easy to access from the major road networks, local agents in the UK also operate in a friendly and helpful manner and will assist clients with travel and accommodation if required, we do not apply any pressure or hard sell and DO NOT ARRANGE what has now widely become known as the INSPECTION TRIP or WINE, DINE, SIGN ON THE LINE, however we do offer refunds of agreed travel and accommodation expences to clients purchasing a freehold property using our agents.
What Can I Expect?
Firstly and foremost a personal and genuinely interested attitude to your quest for the right property. We will not waste your time showing you around unsuitable properties, when you come here for an appointment to view we will listen carefully to your individual requirements and advise accordingly.
Usually over a cup of tea or coffee you will select the best possibilities from our varied list, each of your selections will be clearly described to you, both good and bad points, helping you to decide which properties to view.
We will then personally accompany you around the properties of your choice, and we can guarantee that you will have our individual and un-interrupted attention during your visit, you will also have the opportunity in most cases to meet the owners of the properties that you view (except of course for new build)
A most important part of your visit will be to evaluate whether this area is right for you, and we are most happy to point you in the right direction and answer any questions you may have with absolute clarity.
What Happens Should I Decide to Buy a Property?
Our agent will offer you as many separate viewings of the property as you think is appropriate giving you the opportunity to clearly evaluate your decision to purchase, our agent will then introduce you to one of our Spanish - English-speaking lawyers who will oversee the whole purchase procedure for you, taking ALL of the worry out of the process of buying abroad for a relatively small cost.
The Lawyer will require a few hours of your time to explain the process to you and answer any questions you may have and organize the various things necessary whilst you are in Spain, the legal process is explained fully on our site at (Click Here)
Firstly: To arrange a Power of Attorney to purchase the property on your behalf and in your name, this allows you to return to the UK whilst your lawyer continues with the purchase.
Secondly: You will also be accompanied to the Guardia Civil to apply for your Fiscal Number (N.I.E) which is necessary in order to purchase a property in Spain; this is usually obtained within 48 hours of application.
Thirdly: You will then be accompanied to one of the local Banks to open a Spanish Account and if necessary look into mortgage facilities, you will require your passport in order to open the account.
Fourth: Before you leave Spain a meeting will be arranged at our office with Yourselves the Buyers, The Sellers, The Lawyer and Ourselves. You will be asked to sign the purchase contract and leave a deposit to secure the property in your name.

You will be your own free agent to visit other local agents to compare our prices and service; there will be no pressure from us whatsoever, we are assured that we can offer you the best properties at the lowest prices and our service is unbeatable.
Schools:
If you are moving to Spain with children of any age we can recommend several good schools within 10 to 15 minutes of most of the property sales areas, both government and private fee paying.

Mortgages:

Our agents offer property management services in most areas exclusive to clients who have purchased a property through Sunbreak should you wish to rent your property as holiday accommodation or long term investment rental, we can also arrange advertising for you on our Sunbreak web pages.
After Sales Service:
We offer a comprehensive after sales service and are available on the spot for any trouble shooting that may be necessary, and we can provide local contacts for trade services including: Interior Design, Quality Furnishings, Painters & Decorators, Joiners, Plumbers, Electricians, etc. etc.
